Renting vs. Buying in Georgetown: What’s Right for You?

Not sure whether to rent or buy in Georgetown right now? Here’s how to think through the decision based on your actual situation, not just the market.

It’s one of the first questions almost every client asks us: should I rent, or should I buy? There’s no universal answer — it depends on your timeline, your finances, and what you actually need from a home right now. Here’s how to think it through.

When Renting Makes More Sense

You’re still figuring out where you want to be

Georgetown and its surrounding areas — Kitty, Campbellville, Bel Air, Queenstown — all have very different characters. If you’ve recently returned to Guyana, relocated for work, or just aren’t sure which area fits your life yet, renting for a year gives you room to figure that out before committing to a purchase you can’t easily undo.

Your income or plans aren’t fully settled

Buying involves closing costs, legal fees, and typically a significant deposit. If your income situation is in flux, or you expect a major life change (a new job, a move, a growing family) in the next year or two, renting keeps you flexible.

You want to avoid maintenance responsibility

As a renter, a leaking roof or a broken water pump is the landlord’s problem. Ownership means those costs and that responsibility fall on you.

When Buying Makes More Sense

You’re planning to stay put for the long haul

If you know you’ll be in the same area for five-plus years, buying usually works out better financially than renting over that same stretch — you’re building equity instead of paying it to someone else’s mortgage.

You want control over the property

Owning means you can renovate, extend, rent out a section, or make the property work exactly how you need it to — no landlord approval required.

You’re investing for the future, not just living space

Property in Guyana, particularly in and around Georgetown, has been a strong long-term asset for both local families and the diaspora. If part of your goal is building something to pass on or rent out later, buying is usually the better fit.

A Middle Path: Rent While You Search

You don’t have to pick one and be locked in. Plenty of our clients rent short-term in the area they’re targeting while they take the time to find the right property to buy — rather than rushing a purchase decision under time pressure.
